Situated in the business center of Coral Gables, Miracle 84 is a 16-story rental apartment project with over 300 units, with significant amenities for its tenants, including a roof-top recreational deck and pool with expansive views of downtown Miami and Coral Gables.
The project is a collaborative effort between Stiles, the developer of the residential component and Publix which owns the land. To maximize the sites potential, the parking garage is shared by Publix patrons and the residential tenants, the garage is situated above the Publix store with two levels dedicated for customer parking. An additional three levels of parking satisfy the residential requirements. Vehicular ingress and egress is common between the two uses but internal circulation is segregated to protect the integrity of each user. Development of the store and residential component as a single project resulted in increased developable area as permitted by the City of Coral Gables zoning code. These increases were achieved by satisfying certain design parameters associated with the Mediterranean Bonuses embedded in the code, allowing the developers to maximize the projects total area. |
